Custom homes
in Windsor, CO.

Building a custom home in Windsor means working with the Town, often an HOA design committee, expansive soils, and a fee schedule that has to be in the budget from day one. We design and build the house and manage all of it under one contract.

Lots and design review

Many remaining custom lots in Windsor sit inside master-planned communities with their own architectural rules. RainDance publishes design guidelines and use standards that govern what can be built and how it's reviewed (RainDance guidelines), and Water Valley runs its own master association and approvals (Water Valley).

We read the covenants and design guidelines before the first sketch, so the house is designed to pass review rather than redesigned after it. HOA submittals and the Town permit run in parallel to keep the schedule tight.

§ 02

Permits, codes, and fees

Windsor reviews new building plans under the 2024 International Codes as of January 1, 2026, and the Colorado Wildfire Resiliency Code took effect in Windsor on July 1, 2026 (Town of Windsor). As of June 26, 2026, Windsor-Severance Fire Rescue impact fees are paid directly to the fire district within 30 days of permit issuance.

Water plant investment fees, sewer, and other development fees are set in the Town's fee schedule and can be a meaningful line in a new-home budget (Town of Windsor fee schedule). We price them in during preconstruction so there are no surprises at permit.

§ 03

Foundations on Windsor soils

Expansive clay soils are common across Windsor and the Front Range (Colorado Geological Survey). Every custom home starts with a soils report and an engineered foundation designed to it, along with drainage and grading that move water away from the house for its whole life.

§ 04

One team, design through move-in

We handle design, engineering coordination, budgeting, permitting, construction, and finish carpentry under one roof. Cabinetry and millwork are built in our own shop, which keeps quality and schedule in our control on the parts of the house you touch every day.
