§ Loveland · Larimer County

Loveland remodeling
and custom homes.

From the established neighborhoods near downtown and Lake Loveland to newer homes on the east side near Boyd Lake and Centerra, we design and build kitchens, baths, basements, and custom homes across Loveland.

§ 01 · Building in Loveland

Loveland is one of our most consistent markets. The housing stock skews toward homes that are ready for a second life — basements that were left unfinished, kitchens that haven't been touched since the house was built, and primary baths that were never quite big enough.

Because so much of the work here is remodeling occupied homes, we plan around the household: phased demolition, dust control, and a clear schedule so you know which rooms are out of commission and for how long.

Design + build in Loveland

One design-build contract covering drawings, selections, permitting, and construction, so the price you approve is tied to the plan you approved.

§ 03 · Permits

Loveland permits
and use tax, planned early.

The City of Loveland's Building Division requires permits for new construction, additions, and alterations, and any change to approved plans needs a formal amendment. We prepare the submittal, respond to plan review, and schedule inspections.

Loveland also collects a Construction Use Tax on building materials used inside city limits, paid as an estimated deposit when the permit is issued. We build that into the budget up front so it isn't a surprise at permit pickup.

§ 04 · Site conditions

Building on
Loveland ground.

Loveland shares the Front Range's expansive clay soils, which swell and shrink with moisture. For basement finishes that means floating partition walls, attention to grading and drainage outside, and a careful look at any existing foundation movement before we cover it up.

Radon potential is high across Larimer County, so we coordinate testing and mitigation on basement projects as standard practice rather than an add-on.

Questions we hear
in Loveland.

What is Loveland's construction use tax?

Loveland collects a use tax on construction materials used within city limits. It's paid as an estimated deposit when the building permit is issued. We include it in your budget from the start.

Do you finish basements in Loveland?

Yes — it's one of our most common Loveland projects. That includes framing, egress windows, electrical, plumbing for baths and wet bars, radon coordination, and all permitting and inspections.

Can we live in the house during a Loveland remodel?

Usually, yes. We phase the work, seal off active areas for dust, and give you a schedule showing which rooms are unavailable and when. Full kitchen remodels typically mean a temporary kitchen setup for a few weeks.

Do you work west of Loveland toward the foothills?

Yes. Foothills and acreage properties are part of our footprint. Some sites need additional engineering or wildfire-related material choices, which we identify during the walk-through.
