What it costs to build
a custom home in Northern Colorado.

Ask five builders what a custom home costs per square foot and you'll get five answers, from about $225 to more than $700. Most of that gap is definition: what counts as "custom," and what's included in the number.

§ 01

The short answer

Published 2026 numbers for Northern Colorado span a wide range. One Fort Collins guide puts mid-range to high-end custom construction at $225–$375 per square foot before land (Block Renovation). A Northern Colorado builder cites $300–$500 depending on finish and site (Dynamic Homes). A Front Range market analysis puts true custom homes — your own plans with an architect and general contractor — at $400–$700 per square foot for construction alone, and foothills and mountain custom at $500–$900 (Kenna Real Estate).

§ 02

What the per-square-foot number leaves out

Land and site work. Excavation, utilities, driveways, and retaining walls vary enormously by lot. Steep, rocky, or remote sites can add tens of thousands of dollars before the foundation is poured.

Soft costs. Design, engineering, surveys, soils reports, and permits are commonly estimated at an additional 10–15% or more of construction cost (OneEstimate). Utility tap fees can be substantial depending on the municipality and water provider.

Foundations on Front Range soil. Expansive clays are common across Northern Colorado (Colorado Geological Survey), and many towns require engineered foundations based on a soils report. The soils report can change the foundation type — and the budget — so it should come before final pricing.

Mountain requirements. In Estes Park, ground snow loads are set by elevation and the town follows the 2021 International Codes with local amendments (Town of Estes Park). Colorado's Wildfire Resiliency Code adds material and defensible-space requirements in wildland-urban interface areas. Both raise the cost of mountain homes compared with valley lots.

§ 03

Timeline

Most custom homes take 12 to 30 months from signed contract to move-in, depending on size, site, and finish level. Design and permitting alone typically take four to six months, so the clock starts well before groundbreaking.

§ 04

How to budget

Build the budget top-down: land, site work, soft costs, construction, and a contingency — then see what's left for square footage and finish. Have a builder walk the lot before you buy it if you can; soils, drainage, solar orientation, and access all affect the foundation and the final cost.

Where Bastian projects land

Our published custom home bands are $700,000–$1.1 million for a modest custom home on a standard site, $1.2–$2.5 million for full custom, and $2.5 million and up for architectural homes on complex sites. The custom homes page explains each tier, and our design + build process shows how we price the home while it's being designed.
