§ 01 · Building in Timnath

Much of Timnath has been built in the last decade, which means many homes are still within or just past their original builder warranty. That changes how a remodel should be planned: what you touch, how it's documented, and how new work ties into structure and systems the original builder is still responsible for.

Timnath homeowners also tend to want design-led work rather than like-for-like replacement — custom cabinetry, a finished lower level that feels like part of the house, or an addition that doesn't look added on.

§ 03 · Permits

Timnath permits
and contractor licensing.

The Town of Timnath requires contractors to hold a license with the Town before pulling residential permits, and plan review and building inspections are administered through the Town's Building Services with its third-party building official. We handle the licensing paperwork, submittals, and inspection scheduling.

Most Timnath neighborhoods also have HOA design guidelines. We coordinate HOA submittals alongside the Town permit so neither approval holds up the other.

§ 04 · Site conditions

New homes,
same Front Range ground.

A newer foundation isn't immune to Front Range soil movement. Timnath sits on the same expansive clays as the rest of the region, so we still evaluate drainage, grading, and foundation behavior before finishing a lower level or adding on.

Larimer County's radon potential is high, and many newer homes were built with passive radon rough-ins. We test and, where needed, coordinate activating or upgrading the system as part of a basement finish.

It can, depending on what's touched. We review your warranty terms before design, avoid unnecessary changes to warrantied structure and systems, and document existing conditions so responsibility stays clear.

Do contractors need a Timnath license?

Yes. The Town of Timnath requires contractors to be licensed with the Town before residential permits are issued. We take care of that as part of permitting.
