§ 01
The short answer
Published Northern Colorado ranges are wide. One local guide puts a basic finish at $25–$40 per square foot, mid-range at $40–$70, and high-end at $70–$120+ (KHC). Another puts most Loveland and Fort Collins basements at $45–$85 per square foot, or $45,000–$85,000 for 1,000 square feet (JFI Builders). A Fort Collins builder that includes a bathroom and egress in its base scope starts at $75–$90 per square foot (Homework Build).
| Finish level | Typical scope | Published range per sq ft |
|---|---|---|
| Basic | Framing, insulation, drywall, flooring, basic lighting, open plan | $25–$55 |
| Mid-range | Bedroom, bathroom, upgraded finishes, storage | $40–$105 |
| High-end | Full bath, wet bar, media room, built-ins, premium materials | $70–$120+ |
Ranges vary by source because each defines "basic" differently — see the sources below. Planning numbers, not quotes.
§ 02
Why quotes vary so much
Bathrooms. Adding a basement bathroom alone runs roughly $8,000–$25,000, mostly because new drains usually mean cutting the slab (KHC). A per-square-foot number that excludes the bath isn't comparable to one that includes it.
Egress. Any new bedroom needs a code-compliant egress window. Budget about $2,500–$5,000 per window including the well and installation (KHC), more for deep wells or long drain runs.
Moisture and radon. Basements with past water intrusion need drainage or waterproofing before finishing, and roughing in a passive radon pipe is commonly budgeted at $800–$1,200 (Do I Need a Permit). Radon potential is high across Larimer and Weld counties, so testing before and after is standard practice.
Soils. Front Range clay soils swell and shrink with moisture — the Colorado Geological Survey calls expansive soil the state's most significant geologic hazard (Colorado Geological Survey). That's why basement walls here are framed to float above the slab, and why a contractor should look at the foundation before quoting.
§ 03
Permits and timeline
Finishing a basement adds habitable space, so it needs a permit and inspections in Fort Collins and the surrounding towns. Total permit fees for a typical basement finish usually run from a few hundred dollars to around $2,000 depending on scope and jurisdiction (KHC).
Basic to mid-range finishes commonly take 4–8 weeks of construction, and high-end finishes with custom features 8–12 weeks (KHC). Larger lower levels with bars, media rooms, and millwork run longer.
§ 04
How to budget
Start with the rooms you want, not a per-square-foot number: how many bedrooms (each needs egress), whether you want a full bath, and whether there's a bar or kitchenette. Then add a 10–15% contingency — in Northern Colorado, soil and foundation conditions are the most common surprise (JFI Builders).

Where Bastian projects land
Our basements are finished to the same standard as the rest of the house — real millwork, stone, and cabinetry rather than a builder-grade package. Our published band for a straightforward finish with a lounge, guest bath, and bedroom is $95,000–$180,000; full lower levels with a wet bar, media room, and guest suite run $175,000–$325,000. The basement finishing page covers what's included, including radon testing before and after.
